The city’s history with a modern touch
Al-Ameerat Hosing Complex was built on a piece of licensed residential land and licensed by the Investment Project Authority of Najaf (an investment license No. 45) on the land-part number (R6), an area of 321 acres and located parallel to Karbala – Najaf Street, and the project depth extends between the columns (54, 23 and 36 ) sight distance and separated from the mentioned street, the project is independent from the northern, western and southern side of the main streets by a width of (60 m) and either the eastern side is independent to street width by (20 m) from the neighborhood appeal.
The House plans were designed in accordance with the designs of the Ministry of Housing Iraqi city planning standards and contain all the services and infrastructure of these units and are divided into three sectors, each of which is a unit of integrated neighborhood which designs were elected and prepared for each sector as follows:
Sector A / contains (589) housing units, a variety of styles (has been marketed all within two months from the opening date of the sale announcement (01.11.2016) until (12.25.2016) at competitive prices.
Sector B / contains (486) housing units, a variety of styles (the opening of sales in the coming months).
Sector C / contains (336) housing units, a variety of styles (the opening of the sales end of the year).
In addition to the above, the project is characterized by its neighboring to a recreational area and a cultural area, according to the basic design of the holy city of Najaf and is also close to the Olympic stadium. These elements listed above have made the project site distinct from other sites as the diversity of its architectural nearby made it an integrated and a perfect location and meet the family requirements, whether recreational, cultural or sports, besides to the 30 acres dedicated to the cultivation of daily requirement crops, which lies within the forbidden region for the passage of electric high-pressure line.
The project also includes the Service Buildings spread over sectors (A, B, C) Elementary School number/ 3, Intermediate School/ 1, High School / 1, Nursery/ 2, Kindergarten/ 2, Mosque / 2, Health Center, a Public Market, Social Center, Fire Distinguishing Station, Police Station, Culture Club, Shopping Mall, Restaurants, Water Processing (Pure Water Project) and a Power Generating Station in addition to green-open areas (Parks) with dimensions (80 x 100) m² number/9.
Architectural and Civil Models: A Modern House Design has been elected for the Al-Ameerat Housing Complex in order to solve the visual extension and to break the boredom and monotony in the repeating similar units, by creating spaces and green-open areas for the purpose of achieving the concept of the unity of the neighboring residential role and the creation of an integrated indoor environment and to show the beauty of the design of the modern city as well as address differences, temperatures through shade and shadows between residential buildings.
1. House Model (A VIP) consists of (4) four bedrooms, (4) four bathrooms, a lounge reception, a kitchen, with a building area 245 m², (2) two floors on a land area of 300 m² and is characterized by additions of VIP features, with furniture and air conditioners.
2. House Model (A Normal) consists of (4) four bedrooms, (4) four bathrooms, a lounge reception, a kitchen, with a building area of 245 m², (2) two floors on a land area of 300 m².
3. House Model (B +) consists of (3) three bedrooms, (3) three bathrooms, a lounge reception, a kitchen, with a building area of 164 m² (2) two floors on a land area of 250 m². 4. House Model (C +) consists of (2) two bedrooms, (2) two bathrooms, a lounge reception, a kitchen, with a building area of 126 m², (2) two floors on a land area of 200 m².
